Four Good Seasons in Carson Valley, Nevada

A wonderful place to live, the Carson Valley is blessed with four good seasons.  Summers are warm, not hot.  Winters are cold, not bitter cold.  Once in awhile there will be an exception and a summer day will get hot, but when the sun goes down it cools off immediately.  The same goes for the winter weather, we can get an exceptional cold spell ... the kind that brings snow to Las Vegas ... that will let you know you're alive. 

Recently we got a half an inch of rain.  Given that we haven't seen much, if any, precipitation for months it seemed like a monsoon.  The livestock was drenched, and the ducks were in heaven.  The gray skies, drizzle, mud, and slop around the barnyard all contributed to the feeling of being in Seattle ... in the Nevada desert!  It was great.  

The magical way Nature set this Valley up is amazing.  We usually get rain at the Valley floor while it snows all the way up the mountains.  That is important as we need the snowpack to hold the water for our summer irrigation.  It was brilliantly designed and works well ... except for the occasional droughts.  They are safer than the occasional floods, but they make cause for concern as we are still an agricultural community and much of our natural beauty is from the miles and miles of green pasture and croplands ... that need water to flourish. 

As we are in the mountains, one can expect any type of weather at any time of year.  We've seen it snow just about year ‘round.  One never knows what will happen.  As they saying goes, "Don't like the weather?  Wait an hour!"  It is part of the magic of living here.  Be ready, be flexible, and enjoy the magnificence of Mother Nature as she orchestrates her natural splendor for your pleasure.  The Carson Valley ... a special place on earth.

Bird ... Bird ... Bird! Bird's The Word!

It's a very soggy January day in Carson Valley but there is a glimmer of hope on the horizon!  

The, "One and Only", "Original",  "Best in the Nation", poultry catalog arrived today!

Five years ago we made a major life change and moved from a 7,000 sq. ft. lot in the center of town to 5 - now 10 acres!  That's a blog of a different color and some day I'll write it, but suffice to say, here we are living the "Dream Book" life we designed. 

Part of that design included chicken, ducks, turkeys and geese!  We have them all. 

We started, as I've learned most folks do with the classic Rhode Island Reds.   Rhode Island Cock and Hen

This is one of the most famous and all time popular breeds of truly American chickens. Developed in the early part of this century in the state of the same name, they have maintained their reputation as a dual purpose fowl through the years. Outstanding for production qualities, they have led the contests for brown egg layers time after time. No other heavy breed lays more or better eggs than the Rhode Island Reds. Our "production" strain is keeping up the fine reputation of this old favorite. Baby chicks are a rusty red color and the mature birds are a variety of mahogany red. 

 

We then branched out from there to Araucanas.                                               

 The "Easter Egg Chicken", This unusual breed gets its name from the Indian tribe of Chile where they were first discovered. Araucanas lay beautiful colored eggs of blue-green shades from turquoise to deep olive. These natural Easter Eggs will amaze your friends and make a great "show and tell" project for school. Adults are of medium size with pea combs and our breeding stock is selected for their ability to produce colored eggs. They exhibit a wonderful combination of colors and color patterns and 10 or 20 of these birds make an absolutely beautiful laying flock that is extremely hardy and will be the talk of the town. Baby chicks come in all colors, plain and fancy, just like the adults. This is a unique breed and great fun to have when the colored eggs start coming. 

After a coupe years of regular "average" cluckers, we moved on to the more exotic, Silkies 

Both China and Japan claim the origin of these unique bantams and historians have traced them back to Marco Polo. Their black skin and feathers that feel much like hair make them one of our most unusual varieties of chickens.  Our Silkies come both bearded and non-bearded and are tremendous setters on all types of eggs. They are striking in appearance with their white plumage and mulberry colored comb, face, and wattles. The ear lobes are a light blue turquoise and the skin is dark bluish/black. They are a table delicacy in the orient. 

Last year we finally acquired 4 beautiful guineas hens.  We originally were inspired by the beautiful "helmut shapped fowl that run freely around the grounds of Mt. Vernon, George Washington's home in Virginia.

These guineas are a beautiful soft buff color and appear to be polka-dotted with their white spots. They are excellent layers and seem to come into production earlier than many of the other varieties of guineas

So, now visions of feathered friends are dancing in my head, I'm thinking of future spring days full of heat lamped horse troughs full of baby peeps and what hue we are going to ad to the rainbow of our beaked babies! 

Our collectin includes many others ... billed and beaked ... and I'll reserve feathered comments on them for another post. 

Today ... I'm happy thinking about the next generation!

Opps! ... The Buyer Bought The Wrong Lot!

An agent in our office had a lot listed in the neighboring community to the north,  The lot is in a rural area with dirt road and many vacant parcels.  The listing agent entered the listing info into MLS, put a sign on the parcel, and even had a brochure box with a map on the sign.  

Time passed and another agent eventually wrote and offer on the parcel and it was put into escrow.   The escrow closed. 

Six months later ... the Selling agent is calling the listing agent to report that there has been a huge mistake.  The Buyer bought the wrong lot!  

Apparently the buyer drove around the subdivision, looked at the available parcels, contacted their agent, made and offer, and bought a lot. 

The selling agent never visited the parcel and never verified that the lot the buyer wanted was the lot she wrote an offer for!   

Now ... wouldn't that just wreck your day?

Recently We Were Asked ... "Should We Sell Or Remodel?"

(We write a regular article for our local newspaper that appears every week in the Real Estate Section, this is a copy of our most recent article.)  

Your's is an interesting dilemma that is directly a result of our times.  When the Market was smokin' hot it was easier to sell and buy what you wanted without the time and nuisance factors involved with a remodel.  Sellers were able to maximize the profit when they sold, and minimize the move up with great interest rates.  The latter can be done now, but it is not as easy to sell quickly for top dollar ... enter the remodel. 

Remodels were hard to do until recently primarily because of the lack of professional craftsmen to do the job.  The construction industry was consumed by the abundance of new construction, and there were very few ... very, very few contractors willing to do remodel work.  That has changed.  Some of the best contractors in the region are soliciting remodel work.  This is a prime opportunity for homeowners.  

There are a number of things to consider when you are evaluating a remodel project.  First, establish why you are remodeling.  Do you like the neighborhood, the neighbors, schools, etc.?  Is it an alternative to having the bigger loan you would have on a new house, or are you remodeling your free and clear house and staying debt free?  Are you getting the "granite and stainless" look that you like, but staying in the floorplan you like?  There are many reasons ... be sure you identify them properly.  Talk to your agent about your options - the good agents won't coax you in to selling if remodeling is your better option.  Professional real estate service often means telling a customer not to sell when it is in their best interest. 

A very import factor is the scope of the project.  Be careful not to create so much utility for yourself that you build more than the neighborhood will bear when you ultimately sell.  A 3,000 sq.ft. home in a neighborhood of 1,100 sq. ft. homes may give you a lot of enjoyment and pleasure, but is likely not a prudent financial investment.  As you proceed make sure your changes are universally appealing.  Putting a different color carpet in each bedroom to please your children will diminish, not enhance your value.  If you insist on esoteric features for your personal pleasure, make sure they are done in such a manner as to easily facilitate a change back to the conventional before you sell. 

Our Advice:  Until recently it was impractical and nigh on to impossible to do a remodel, but the times have changed.  Remodeling your home can give you many years of enjoyment for a relatively nominal cost.  Whether adding a room, bathroom, or a garage, etc., or simply freshening with new counter tops, tile floors, cabinets, etc., you are enhancing both your living environment and your investment.  There aren't many opportunities in life where you can get emotional and financial return on your investment.  Done right remodeling will do just that.  Invite a Builder over to look at your home.  They are creative and know what they can do for you.  Be careful who you pick - not all understand remodel work.  It can be full of surprises as they open up walls, and you need someone that knows more than just new construction. 

Remodeling can be fun and very satisfying if done right.  Between your wish list and your Builder's input you will undoubtedly be satisfied with the outcome.

When You Fall You Get Back Up ...how an online video made me cry.

Thanks for the wonderful moment! It's so easy when we are into ouselves and feeling "sorry" to forget the blessings we have. Yes ... this made me cry and it was wonderful to experience the emotion. I don't think I am too different than many folks when I state that 2008 was a monumentally tough year.  It was hard on me emotionally on both business and personal levels and most of my clients, friends and family members have expressed the same. 

Having spent much time picking myself back up after repetitive knock downs, I can find myself losing the energy to get up.  It is easy to get wrapped up in one's own personal crisis du jour and to forget that everyone has problems and many of them are far more impacting than your own. 

This story is about a person who has a problem more significant than anything I can imagine, but he didn't stay down.  He never gives up and in fact, he goes forth and tells everyone that they shouldn't allow themselves that failure either. 

I have never met this man, in fact, until I was sent a link to his video by my manager at Park Square Realty, Westfield, MA I had never even heard of him:  his name is Nick Vujicic, he is a 25 year old man who was born without limbs.  His calling is to travel the world to inspire people to overcome challenges.  His website, whether you are of religious mind or not, is more than inspiring.

This video was sent to me by my office manager.  I watched it today several times in awe as this young man works to inspire others when it would have been so much easier to give up.  He won't give up and he is showing me that I am not willing to, either.   I hope you find some inspiration here, as well.

Something Good Happened Yesterday At the Office ... We Were Busy!

Could it be that we are off to a great start?  Something good happened yesterday at the office ... we were busy!  Yep! January 2, 2009 was a busy day!

Well ... OK ... not 2005  "BUSY" ; but, busier than we have been in quite some time.  Regular people walking in the office to ask about real estate possiblities, other agents calling to set up showings of our listings, RE/MAX agents in their offices meeting buyers and sellers!  Yeah!  Real business going on! 

We definitely have a long way to go ... but this is a very good start!
