Is this a time to buy investment real estate?

Mary ... I was just saying this to a customer this afternoon.  Rentals haven't made this much sense in 15 or 20 years.  Reason ... they cash flow and the demand for rental units is very very high because of the foreclosures!  Great Article!

Is this a time to buy investment real estate? 
 
If you need income... Probably.   If you haven't noticed, banks now only pay "Zero".75% on most 3 year CDs.    Today the stock market is highly unstable and real estate has declined for years.    Are things selling in real estate?    Yes!  My team has 7 pending contracts and 2 more inking this weekend.     Why?    Targeting investors is why we have activity.    Why not connect those who need the money to those willing to pay it.    More and more investors are finding long term solutions for their income needs through real estate and deals abound for cash buyers.  
 
Rentals are becoming more and more expensive each month because that's where the supply is shrinking.    I have some excellent listings on investment properties as well as properties that really should become investments.    Even some of our listing portfolio's "new construction" can easily become income producing rentals.   With declining prices, I now have new construction options in the $130s that are nice and should eventually appreciate in value too!     Now is the time to take your cash and buy some well priced income producing properties...  and that's sure to beat your bank's near-zero percentage accounts for years.

Ronald ... If only!  The other side of the coin is that buyers can now buy a home cheaper than they can rent in more cases.  That really should bring some balance to this market!
