When Selling Your Nevada Home ... Realtor Tours ... What Do They Mean?

 

The Tour is coming! The Tour is coming! What does it mean when you get the call that the Tour is coming? Agents cooperate with one another in many ways. One of the most productive is the Tour. That is when the agents all get together and go preview houses with one another. There are two main types of Tours, the Office Tour and the MLS Tour.

 

The MLS Tour is the one where all the Agents from all the offices get together to show off their listings. They have the opportunity to pitch properties to the other agents before they caravan off to see the homes on that day's Tour. The Office Tour is when the Agents from a specific office caravan to look at the new office inventory. Part of the Tour activity is for the Agents to comment on the properties they see. How is it priced? What should the Seller or Agent do differently? Comments are good and bad, and made with the intention to help the Seller and Listing Agent understand how their property is being received in the "Market", even if the Market at that point is only Agents. Agents have an excellent understanding as to how their customers will receive and perceive a property and their input should be respected and considered.

 

Tours provide a good opportunity for the listing Agent to talk about the listing to other Agents. In addition to the price, square footage, bedroom, bath, garage and other basic rhetoric, the talk can and should include special features that set this home apart. The lift in the garage that is handy for maintenance or additional vehicle storage, or the automatic waterers for the horses. Sometimes there is a pet situation, a special switch that is hard to find, or other showing peculiarities that help agents navigate smoothly when showing the home with a real customer.

 

The Tour may have but fifteen or twenty people on it, but in reality you are reaching hundreds of people. The Agents that see your home will not only tell their customers about it, but they will chat it up with other Agents that they interact with. The result is that a casual five minute whirlwind of agents seeing your home can become very impactive in your sales success. A plate of nice cookies on the counter will cause them to remember your home in a positive manner. Don't get carried away with too many treats, i.e.- juice, coffee, etc. They'll get carried away with the food and miss seeing the house. They can carry a cookie with them and will think good thoughts of your home with every bite as they proceed to the next home on the Tour.

 

Our Advice: It is easier to sell something you are familiar with so it is important that agents get some familiarity with your home. Tour exposure facilitates that. It is amazing how often a home is referenced in conversation around the office and an agent will say, "I saw that on tour ... that will work! It has..."   It is helpful to get your home in tip top shape for the Tour so as to make a great first impression on the agents. Remember, the vast majority of your showings will be initiated by the Agent so make sure they like what they see the first time.

 

Sell to the Agents on the Tours and they will work to sell your house. The Agents are looking at you're your home as a house... declutter, clean up, and make sure they can see everything about it when they come through. A little effort will go a long way to achieving your sales goal quickly. Listen for the cry "The Tour is Coming" and contribute to your success.

We don't see many realtor tours anymore.  Had lots of them with the red hot market of 2005.

Getting the sales peoples eyes on the property so that you get their customers a chance to view the property.  The more customers the sales people bring the more likely the home is to sell.

Edward and Celia ... We Yeah! have an actual bonafide "Seller's" Market in Northern Nevada!  Tours are making a comeback!
