When you are looking to buy a home there is little that can match the excitement of finding one that is set up and lived in precisely the way you would want yours to be. Whether the pool table in the family room, crafting tools/supplies in the den, or the horse set up in the back, when a home matches your lifestyle it's like ... coming home. The showing dynamics change and emotion enters the decision equation in such situations.

 

The opposite situation presents a different set of challenges. If the location is nice, the land works, and the general layout of the home work for you, but you aren't warming up to it you might ask yourself why. When that happens consider this, when the home was constructed there was only a bare lot. Somebody created a home, landscaping, and whatever else there is in their mind and then followed through making it a reality.

 

Their reality is what you are experiencing. If it doesn't work for you, consider changing it to your dream and ultimately... your reality. If you have a field without fencing and you want a horse, what kind of fencing would you want, where do you want it, and how much will it cost to put it in the way you want it? The same goes for everything else about the house and lot. Can you change the kitchen, bath, extend the garage, or whatever else you want/need to make the home work for you?

 

As you go through this mental exercise it is important to be realistic. What will it cost you? Is it price effective to make the desired changes instead of finding something ready to move in to and use in its present condition? If everything works but the size of the two smaller bedrooms remember the wall can come out. Need more trailer or vehicle parking? Envision removing some lawn if the lot is big enough. Like the built-in shelves? Envision a cabinet maker custom making new ones for you if another home has everything but the shelving you like. When making changes make sure they work with the neighborhood, don't "over-barn" it.

 

The inventory of homes for sale has diminished recently due to good Buyer demand. It is therefore important to recognize that if you find the "perfect" house you should act on it as you might not readily find another if you miss out. Also, you might not find exactly what you want, but changes can be made to make a home fit your expectations. You might get something that you can work in to what you want in which case be sure to consider the cost, time and hassle factor of doing so. Either way, you are working the market and getting the right home. Be very clear about what you want and need in a home and you will ultimately live in it, one way or another.

 

Our Advice: When the home already offers your anticipated or desired lifestyle the challenge to a Buyer is to remain calm through the negotiations. That will help you properly prepare your offer without the influence of emotion in your pricing and concessions. Continually study the market for new listings, price changes, escrow-fall-outs that are back on the market that might suit your needs. When all is said and done you may pay a bit more for what you really want, and what a luxury it will be to do so.

 

Getting what you want in life is, indeed, a life of luxury. Your home is not a place to compromise. When you have the opportunity to get what you want... get it!
