Many things effect the value of real property. It is important to think beyond the obvious factors of location, condition, size and amenities of the property you are selling or buying. Those will be apparent to even the casual onlooker, but don't always tell the whole story of a property's value. Many other factors influence the perception of value in the eye of public opinion.


Your local community has a tremendous affect on your property value. Like the saying goes, "as your community goes so go you", meaning in this case your property value. If your local community has poor government its appeal to those looking to relocate to it is diminished. It is especially diminished if your local community is struggling financially. Would you want to move to a bankrupt California city? This applies to the private sector as well as government. People want to be part of a community that is successful, vibrant and safe from any negative financial impact on its citizens.


Physical and mental safety are also very important. Thinking of moving your family to Chicago these days? Amazing continuance of street violence, and not always directed at rivals. Innocents are being gunned down just for being in a perceived safe public place at the wrong time. Such omnipresent danger wears on the mental state of the citizenry. Good law enforcement is an essential component to an attractive community. Not oppressive, but protective and caring. Like we have in Northern Nevada for the most part.


Much of a community's vibrancy comes from its volunteer corps. Today's society has high expectations of opportunities for its citizens that far exceed the ability of the Town/City/County/State to provide. Many of these opportunities are provided by volunteers working in conjunction with the government agencies to provide a high level of services and opportunities for the enjoyment and development of its citizens.


One such major volunteer contributor is youth sports, a major building block for much of our regional society. This is where our young citizens learn the values and lessons of working together in a competitive environment as a team to achieve a common goal while expanding their knowledge and understanding of what they can personally accomplish and contribute. Thankfully, these organizations permeate our Northern Nevada society from Pop Warner to Little League, AYSO, Girls Softball, 4H and more.


Civic events also contribute greatly to the character of a community, i.e.- Carson Valley Days, Frontier Days, Dayton, Parade of Lights, Nevada Day Parade, etc. Such events are often accompanied by softball tournaments, rodeos, art shows, dances, and other community bonding, character sustaining, events.


Our Advice: The character and desirability of a community contribute greatly to the real estate values in that community. It is nice to walk down the street and have the other person look you in the eye and say "Hi", not because they know you, but because you are a human being.  Northern Nevada is a wonderful place to be because of its communities. Let's keep it that way even if you aren't buying or selling a home right now!


There are many ways to help your community. Volunteer at the Sr. Center, youth organizations, Search and Rescue, etc. Help is appreciated at every level, admin or labor. You can make a difference!
